Open Planned Living in Grade II Listed Cornwall Manor House

Kia Designs was entrusted with the monumental task of reimagining this Grade II Listed property, already in possession of a rich history and one which had previously undergone prior restoration. Entrusted with this task, our objective was to elevate the inherent beauty of the house to new heights to new heights by embracing open planned living to create a grander, more luxurious home in the Cornish Countryside, boasting an undeniable wow-factor.

The Manor House renovations has followed the traditional elements of its history, with a real focus and inspiration from the nature that surrounds the elegant property and within Cornwall. Seen throughout the house, handprinted wallpaper murals of the verdant landscapes and beautiful vistas reflect this.

The Grand Open Planned Kitchen

The vast open-planned kitchen is a real jaw-dropping space. The ceiling showcases crafted timbers; drawing your eyes up to the the height of this open-planned room. Open planned living is something that we see more often in modern life, creating multiple dedicated zones within one area. Popular now, but it has been used by architects and designers throughout history. With the idea that the kitchen is a central hub with other spaces leading off from it.

It allows people and families to make use of every inch of space in their homes and creates more practical rooms, allowing natural light to flow throughout. Open-planned kitchens are used for anything, from cooking, relaxing, entertaining and even working from home. For this large space, zoning has been used to create three different areas for functionality and activities. The zones in this space have been defined through different interior techniques.

Firstly, by using the kitchen units: The practical area of this room, has been zoned using a beautiful pastel green solid colour, with the kitchen island creating a natural barrier between the food preparation area, the dining and socialising area. The benefits of this allows the client to oversee everything from the kitchen counters, creating a dual-functional space, perfect for open planned living. Allowing involvement with what goes on around them, without being shut away in a separate room.

Different stunning feature chandelier lighting has secondly, been used to define this zonal area, grouping the cooking and dining areas together, away from the relaxing/living zone. Which has a separate but remarkable feature ceiling chandelier light.

Creating Harmonious Living Zones

Finally, the relaxing/living zone, has also been defined by a positioned rug. This is to identify the sofa area for reading, for being cosy and watching TV. Not only does the patterned rug soften this area, the task and floor lamps in this space help to do so too.

Following the traditional look with a modern take, the purpose built storage, shelving and concealing TV unit has been built in this zone, creating a multi-use area. Although this Manor House has other living spaces, Kia Designs understood the purpose of this family being in the same room at the same time. This space has a different dynamics to the other zones in this room, it allows a breakout space for relaxing which is less formal to the other traditional rooms in the house.

To create connections through this vast space without the zones becoming disjointed (like separate rooms) and a broken-plan, it has been linked using a hand painted mural wallpaper, the same flooring throughout, the same colour scheme and the same textiles used for the pelmets and blinds for framing the windows with the same stunning views outside.

This project was a perfect example of the unique challenge presented by historic design projects, such as reimagining Grade II Listed properties with a rich history. Working with a client who values tradition and elegance, we embraced the challenge of blending modern functionality with timeless aesthetics. Attention to detail and creating living zones which complimented each other were crucial elements of this project.
